The 4 Interview Questions
Yes, you interview them. Even (especially) if they are friends.
1. "How many first-time buyers have you helped in DFW this year?"
You want someone who knows the DFW market right now, not 5 years ago. Current experience matters.
2. "How do you handle multiple offer situations?"
They should have a strategy, escalation clauses, personal letters, shorter option periods. If they just say "we offer asking price," run.
3. "Do you do this full time?"
Part-time agents are often unavailable when hot listings hit the market on Tuesday morning. You need someone who's always on.
4. "How do you get paid?"
Typically the seller pays their fee, but new laws in 2024 changed this structure. You need to understand the "Buyer Representation Agreement" before you sign anything.
The Buyer Rep Agreement
Agents will ask you to sign a contract hiring them. This is normal. But read it.
Duration: Does it lock you in for 6 months? Too long. Ask for 90 days.
Territory: Does it cover "All of Texas"? Limit it to DFW.
Commission Gap: Does it guarantee them a 3% commission even if the seller only offers 2%? This means YOU pay the difference. Discuss this upfront.
Agent Myths
✗ MYTH: "I can get a better deal if I go directly to the Listing Agent."
✓ TRUTH: The Listing Agent works for the SELLER.Their job is to get the seller the highest price. If you tell them "I love this house, I'd pay anything for it," they will tell the seller to charge you full price. You need your own representation.
✗ MYTH: "All agents are the same."
✓ TRUTH: The 80/20 rule applies.20% of the agents do 80% of the business. The experienced agents know which lenders close on time, which inspectors are thorough, and how to write a contract that protects your earnest money. Inexperience costs you money.
